Tepe, Alanya: Villas Above the City, 2 km from the Centre
Tepe means "hill" in Turkish, and the name fits. It is a small district on the slopes above central Alanya with almost no apartment blocks: just villas and low-rise homes with gardens. The centre is about 2 km away and Cleopatra Beach about 3.5 km, a 7–10 minute drive. Emlakjet estimates the permanent population at around 1,000, so the streets stay quiet even in high season. What buyers pay for here is the view: the sea, the city and Alanya Castle from above.

What you can buy
Tepe has very few ordinary apartments. The market is made up of detached villas on their own plots with a pool and garden, villas in small gated clusters with a shared pool, and villa-style duplexes in low-rise complexes, the cheapest way into the district.

Why the price per m² fell
Average asking prices in Tepe fell 14.9% over the year, while neighbouring Bektaş rose 47%. In a district this small, the average swings with whatever happens to be listed, and a few older, cheaper villas are enough to pull it down. For buyers, that makes Tepe good value right now compared with neighbours that have similar views.

What to check before buying a villa
- Title type. A villa on its own plot (müstakil tapu) and a villa in a complex with shared land sell and appreciate differently.
- Occupancy permit (iskan). Older villas sometimes lack one, and without it you cannot get a residence permit or a mortgage.
- Road and slope. Some streets are steep and narrow; check access and parking.
- Running costs. A pool, garden and pumps make a 300 m² villa far more expensive to run than an apartment.
Everyday life
There are almost no shops or cafés in Tepe itself. Residents drive down to the centre or to the Alanyum shopping centre near Cikcilli, 5–10 minutes away. Schools, the hospital and government offices are in Alanya centre and Oba. A car is essential.
Rental returns
Villas in Tepe are mostly let by the night or week to families and groups. Holiday rental listings show rates of roughly €300–400 a night in season for a pool villa sleeping 8–10. Short-term letting needs a permit from the Ministry of Culture and Tourism, and a local manager to handle guests and the pool.
Residence permits and citizenship
Tepe was never closed to new residence permit applications. Many villas are advertised as "ikamete uygun", and higher-priced properties qualify for citizenship by investment. We check both the district status and the property documents before every purchase.

Buyers looking for a villa with a castle view, ten minutes from the centre. Families who want their own house and garden rather than an apartment. Investors in villa holiday rentals.
For an even more prestigious address, look at neighbouring Bektaş. For a cheaper villa further from town, consider Kargıcak.
