Bektaş, Alanya: The City's Most Expensive Villas
Bektaş sits on the northern hillside above Alanya, higher up than Tepe and the neighbouring Sugözü quarter. The centre is about 2 km away and the sea 2–3 km, a 5–10 minute drive. It has arguably the best view in the city: the sea, the castle peninsula and the whole coastline. There are almost no apartments; the district is made up of villas and small gated villa communities. According to Emlakjet, Bektaş is now the most expensive of Alanya's popular districts, at an average of 114,600 TL per m², up 46.7% in a year.

Why Bektaş costs so much
There are three reasons. The view: the northern slope looks straight at the castle and the bay, and nothing can be built in front of it. The location: Cleopatra Beach and the old town are ten minutes away. And scarcity: there is almost no building land left, while demand for panoramic villas keeps growing, especially among buyers who need a property for Turkish citizenship.
What is for sale
The Bektaş market has three tiers.
Villas in gated communities. A typical site has 10–20 houses with shared pools, a hammam, sauna, gym and security. One villa currently for sale is in a site of 14 houses with two outdoor pools and one indoor pool. For foreign buyers this is the easiest format, because a management company looks after the common areas.
Detached villas on their own plot with a pool and garden. 2026 prices:
- a 150–160 m² three-bedroom duplex with sea and castle views: 13.7–13.75 million TL;
- a 300 m² triplex in a complex, built in 2020: 19.54 million TL;
- a 300 m² four-bedroom villa: 20 million TL;
- a new 157 m² three-bedroom villa eligible for citizenship: 26.95 million TL;
- a furnished three-bedroom villa with panoramic views: 30 million TL.
Premium villas. A 390 m² villa with a pool and panorama is listed at 66.28 million TL, and a new 612 m² five-bedroom at 88 million TL. The most expensive listing in the district, a 450 m² villa, asks 178.5 million TL.
Citizenship and residence permits
Many villas in Bektaş are advertised as "vatandaşlığa uygun", meaning their price clears the threshold for Turkish citizenship by property investment. That is one reason demand from abroad is so strong.
Bektaş was never closed to new residence permit applications. Before any purchase for citizenship or residency, we check the official valuation report (ekspertiz), the occupancy permit (iskan) and the district status.
Everyday life
There are hardly any shops in Bektaş. Groceries, cafés and restaurants are in the centre and Cikcilli; schools and the hospital are in Alanya centre and Oba. You need a car. In return, nights are quiet.
