Demirtaş, Alanya: A Quiet Coast at the Lowest Price
Demirtaş lies on the coast about 21 km east of Alanya centre, on the road to Gazipaşa, beyond Kargıcak. According to TÜİK it had 3,634 residents at the end of 2025, up 7% in a year. It is a former village once called Sedre, after the ancient city of Syedra on the neighbouring hill. New complexes with pools are going up, but the district is still quiet and green. Buyers come for two things: the lowest price per square metre of Alanya's popular coastal districts, and the shortest drive to Gazipaşa-Alanya Airport.

Location
Demirtaş stretches along the D-400 coastal highway and climbs from the sea towards the mountains. Gazipaşa begins to the east; to the west the road runs through the Seki quarter to Kargıcak and Mahmutlar. Buses to Alanya centre run frequently along the coast road, and the drive takes 20–25 minutes.
It is the closest of our districts to Gazipaşa-Alanya Airport, about 20 km away, a real advantage if you often fly on domestic routes.
Sea and nature
The coast here is less built up than in Mahmutlar: banana plantations and orchards still sit between the complexes. The beaches are a mix of pebbles and sand and are quiet even in summer. Above the highway there are open views of the sea and mountains, and many listings are marked "panoramik deniz manzaralı", panoramic sea view.
Two ancient sites are nearby: Syedra, with its colonnaded street and mosaics, a few kilometres west near the Seki quarter, and Iotape, with ruins on a headland by the sea a few kilometres east.
What is for sale
Demirtaş has more new complexes than old buildings, and most apartments are small. 2026 prices:
- a 45 m² one-bedroom: 2.65 million TL;
- a 55 m² one-bedroom in a full-facility complex, 850 m from the sea: 2.75 million TL;
- a one-bedroom in Best Home Gardenia: 3.5 million TL;
- a 55 m² one-bedroom in a new complex with views: 4.3 million TL;
- an 88 m² two-bedroom with panoramic sea views: 3.2 million TL;
- a furnished 115 m² frontline two-bedroom: 5 million TL;
- a 93 m² two-bedroom duplex in Best Home 44: 7.99 million TL;
- a pair of semi-detached villas (one- and three-bedroom, 210 m² in total) with sea views and separate deeds: 9 million TL.
Building plots are also cheaper than closer to town, at about 10,000 TL per m².
Schools
The district has Cumhuriyet İlkokulu primary school, the Demirtaş Yatılı Bölge Ortaokulu boarding middle school and a multi-programme high school. There are no private schools; the nearest are in Oba, 30–35 minutes away.
Everyday life
There are supermarkets, pharmacies, cafés and fish restaurants along the highway. For bigger shopping, doctors and banks residents drive 10–15 minutes to Mahmutlar. Alanya's main hospital is 30 minutes away, and Gazipaşa has its own state hospital.

A square metre in Demirtaş costs almost 20% less than in Mahmutlar and a third less than in Kargıcak, the cheapest way to the sea among the districts we cover.
Rental returns
Long-term lets yield about 5.5% gross, with a payback of around 18 years, one of the best figures in Alanya alongside Avsallar and Tosmur. Rents rose about 30% over the year. Demand comes from summer holidaymakers and from local families priced out of areas closer to the centre.
Residence permits: an important caveat
Demirtaş was never closed to new residence permit applications. But there is a catch: for a property-based permit, the price on the title deed must be at least $200,000, currently more than 9.8 million TL.
