Cikcilli, Alanya: Living on the Hills Above the City

Cikcilli climbs the slopes above central Alanya and Oba. You cannot walk to the beach from most of it, but you can see the sea: many apartments look out over the whole bay, the city and the castle peninsula. The district had 20,829 residents at the end of 2025 (TÜİK). Over the past year, prices per square metre here rose 22%, faster than almost anywhere else on Alanya's east side, as more buyers trade a beach on the doorstep for a view from above.

Where it is

Cikcilli lies north of Alanya's ring road (çevreyolu), between the central neighbourhoods, Oba and the foot of the Taurus Mountains. The lower part borders the Alanyum shopping centre, while upper streets such as Hacıbaba Caddesi wind up the hill. The higher you go, the quieter it gets and the wider the view.

Cleopatra Beach and the old town are ten minutes away by car. You can live here without a car, but it is not easy: the hill streets are steep and most buses stick to the lower roads.

The views

The main reason to buy in Cikcilli is outside the window. From upper floors and the higher slopes you see the whole Alanya bay, the castle and the Red Tower, and on clear days the mountains to the east. Listings here often say "deniz ve kale manzaralı", sea and castle view, and apartments with that panorama tend to resell faster than the rest.

Schools: the high school district

Several of Alanya's main state high schools are in Cikcilli:

• Nebahat Şifa Anadolu İmam Hatip Lisesi;
• the vocational Cemile Kuyumcu Mesleki ve Teknik Anadolu Lisesi.

For younger children there are Cikcilli Mehmet Emine Öncü primary and middle schools, Nimet Alaattinoğlu primary and middle schools and Nebahat Şifa İmam Hatip Ortaokulu. The private schools of Oba (Bahçeşehir, TED, Klassika-M) are 5–10 minutes away.

Everyday life

At the bottom of the hill, on the ring road, is Alanyum, one of Alanya's largest shopping centres, with a cinema and chain stores. Supermarkets, pharmacies and a family health centre are nearby. Further up, the district turns residential: corner shops, mosques and sports grounds. The main state hospital is about ten minutes away.

What is for sale

Cikcilli was built up heavily in the 2000s, and according to Emlakjet it has the oldest residence complexes in Alanya. That cuts both ways. Some buildings need renovation, but apartments are spacious: 150–180 m² three-bedroom homes sell for 6.5–7 million TL, cheaper per square metre than one-bedroom flats by the sea.

• a 110 m² two-bedroom in a full-facility complex, 700 metres from the sea: 8.6 million TL;
• a 110 m² two-bedroom on the 9th floor with full sea views: 8.58 million TL;
• a 170 m² three-bedroom villa with a private pool and sea and castle views: 19.5 million TL.

Known complexes on the market include Galaxy 3 and Crystal Garden. The upper streets also have detached villas, which cost about twice as much per square metre as apartments.

Property prices (October 2026)

The average asking price is 65,400 TL per m², about €1,180, up 22.1% over the year.

Cikcilli costs about the same as neighbouring Oba but is rising faster. Compared with Tepe, which has similar views, a square metre here is almost 20% cheaper.

Rental returns

Average long-term rent is about 27,000 TL a month. At average purchase prices, we estimate a gross yield of 4.5–5%. Tenants are mostly local families and people working in the centre and Oba. For holiday lets, Cikcilli is less suited than the coastal districts because the beach is not walkable.

Residence permits

Cikcilli was not on the list of neighbourhoods closed to new residence permit applications in 2022. We check the status on the date of each purchase.

Who Cikcilli suits

Buyers who want a view of the sea and castle rather than a beach next door. Families with teenagers, since the high schools are in the district. Anyone who wants a large apartment at a fair price and does not mind driving.

If walking to the beach matters, look at Oba or Kestel. For the same view with premium buildings and villas, go higher to Tepe or Bektaş.
