Cleopatra Area, Alanya: Living by the City's Most Famous Beach
When people talk about "an apartment on Cleopatra", they don't mean a district on the map. They mean two city neighbourhoods running along the beach of the same name: Saray and Kızlar Pınarı. Together they have almost 27,000 residents (TÜİK, end of 2025: 15,730 in Saray and 11,172 in Kızlar Pınarı) on just over 2 km², making this one of the most densely built parts of Alanya. From almost any building the beach is a five-minute walk, and the castle, the market and the town centre are all reachable on foot.

Cleopatra Beach
The beach starts at Damlataş Cave, below the western slope of the castle peninsula, and runs west for about 2 km. The sand is fine and golden and the entry into the water is gradual. It is part of the Blue Flag programme as Kleopatra Doğu Halk Plajı, with an official season from 15 May to 30 September. It is a public beach: entry is free, sunbeds and umbrellas can be rented, and there are showers, changing cabins and toilets. People swim here from April to late October.
At the start of the beach, by Damlataş, there is a small cove with large rocks and very clear water. Legend has it that Cleopatra herself swam here, which is where the name comes from.
What is nearby
- Damlataş Cave, right by the beach, known for its humid microclimate.
- The cable car to the castle, opened in 2017: about 900 m long, 16 six-person cabins, and a five-minute ride up to 250 m. It runs from 9:30 to 21:00.
- Alanya Archaeological Museum and the Culture Centre, a few minutes from the beach.
- The castle, the Red Tower and the harbour, a 15–20 minute walk.
Everyday life
Atatürk Bulvarı runs along the beach, lined with hotels, cafés, shops, exchange offices and pharmacies. The second and third rows are ordinary residential streets with bakeries, grocery shops and parks. Kızlar Pınarı has a market every Tuesday, and the big town market is on Fridays in neighbouring Şekerhane. The tax office, land registry (tapu), migration office, banks and notaries are in the centre, 10–15 minutes on foot.
Saray is home to the Alanya district education directorate and the Fatma Alaettinoğlu and Hayate Hanım primary schools; Kızlar Pınarı has Ali Nazım Köseoğlu Ortaokulu and the private İsabet Okulları.
What is for sale
The area was built mainly between the 1990s and the 2010s, and the average building in Saray is about 11 years old. There is almost no free land, so most of the market is resale: two- and three-bedroom flats with separate kitchens, often in small buildings with a pool.

Frontline apartments with a direct beach view rarely come up and sell well above the neighbourhood average.

Over the past year, prices by Cleopatra Beach barely moved, while Mahmutlar, Kargıcak and the old town rose 18–40%. As a result, a square metre by Alanya's most famous beach now costs less than in Kestel or Oba. That is a rare situation for buyers.
Rental returns
Long-term rent in Saray is about 28,400 TL a month, a gross yield of about 4.8%. That is lower than in Tosmur or Avsallar because apartments cost more. But demand for holiday lets is the highest in the city here: tourists pay for being able to walk to the beach. Short-term letting requires a permit from the Ministry of Culture and Tourism.
Residence permits
Saray and Kızlar Pınarı were never closed to residence permit applications. However, a property-based permit requires a deed price of at least $200,000, currently more than 9.8 million TL, and an average two-bedroom here costs less.
