Due diligence before you commit

  • Title deed: registered owner, mortgages, liens or other encumbrances.
  • Deed status: kat mülkiyeti means the building is completed and licensed, while kat irtifakı means it is under construction or lacks an occupancy permit. This affects residence permits, utility contracts and resale.
  • Outstanding debts: maintenance fees (aidat), utilities, property tax.
  • Off-plan: construction stage, contract terms, payment schedule, penalties.

Handling the purchase

  • Turkish tax number and, if needed, a local bank account.
  • The official valuation report required for foreign buyers.
  • Mandatory earthquake insurance (DASK).
  • Contract, Land Registry appointment and sworn translator.
  • Not in Turkey? We complete the purchase via notarised power of attorney.

Can foreigners buy property in Alanya?

Yes. Citizens of most countries can buy property in Turkey in their own name. Some military or restricted zones are excluded, and we check this for every property.

Can I buy without travelling to Turkey?

Yes. You sign a notarised power of attorney (in Turkey or at a Turkish consulate), and we handle video viewings, checks and the title transfer on your behalf.

What are the buying costs on top of the price?

The main cost is title deed tax, 4% of the property value. Smaller costs include the valuation report, DASK insurance, translation and, if needed, notary fees. You get a full cost breakdown before signing.

Does buying property give me residency or citizenship?

A home valued at $200,000 or more in Antalya province (which includes Alanya) can qualify you for a residence permit. Citizenship requires a property investment of at least $400,000 with additional conditions. How long does the purchase take?

A completed property usually transfers within 1–3 weeks of choosing it, depending on the valuation report, the money transfer and the Land Registry schedule.
