Flat layouts: 1+1, 2+1, 3+1

1+1, 2+1 and 3+1 is the Turkish way of describing flats: the first number is bedrooms, the second living rooms. A 2+1 has two bedrooms and a lounge.

updated

1+1, 2+1 and 3+1 are the standard Turkish way of describing a flat’s layout: the first number is the number of bedrooms and the second is the number of living rooms. A 2+1 therefore has two bedrooms and one lounge; the kitchen and bathrooms are not usually counted.

How to read the codes

CodeWhat it meansUK equivalent
1+0a single open-plan room plus bathroomstudio
1+1one bedroom and a living roomone-bedroom flat
2+1two bedrooms and a living roomtwo-bedroom flat
3+1three bedrooms and a living roomthree-bedroom flat
4+1 and abovelarge flats, duplexes and villasfour-bedroom and larger

For British and most European buyers the system is intuitive, since bedrooms are counted first. Buyers used to counting every room – as in much of Eastern Europe – should note that a 1+1 is effectively a two-room flat.

Open-plan kitchens, separate kitchens and duplexes

The code says nothing about the kitchen, so read the description:

  • American kitchen (Amerikan mutfak) – an open-plan kitchen within the living room, typical of new developments;
  • separate kitchen (ayrı mutfak) – an enclosed room, more common in older buildings and larger flats;
  • duplex – a flat on two levels, such as a “3+1 duplex”; often a penthouse with a roof terrace or a garden flat on the lower floors.

Which layout suits which purpose

  • 1+0 and 1+1 – for seasonal living alone or as a couple, and for letting;
  • 2+1 – for a family with a child or anyone who needs a home office;
  • 3+1 and duplexes – for larger families and year-round living.

Look beyond the code

Two flats with the same code can differ noticeably in size and practicality. Compare:

  1. net and gross floor area – see our glossary entry on gross and net area;
  2. the number of bathrooms and balconies;
  3. floor level, view and aspect;
  4. the complex’s facilities and its aidat (service charge).

Price per square metre is only meaningful when you compare the same type of area.
